Leaking Roofs Can Cause Many Problems

As enter into the Spring season, we are already seeing warmer temperatures that will bring the great spring weather we enjoy here in Georgia.  One thing that usually accompanies all these spring wonders is spring rain.  Unfortunately, roof leaks are a usual accompaniment of this spring rain.  This is the most common time of year for homeowners to identify roof leaks.  One of the areas of focus for our certified home inspectors is water flow and control.

Below is a diagram of the most common points of entry for invasive water.  These are some of the areas that our inspectors focus on during an inspection.  Gutters, downspouts, and flow of water away from the foundation are also considered and reported if necessary.

Water that is not controlled properly can cause a multitude of concerns: wood rot around the boxing and fascia, decaying brick mold around windows and doors, water damage to structural components including roofing, framing, and flooring components.  Last but certainly not least – termites love moist wood.  In worst case scenarios, because of the moisture available from roof leaks, termites can form above-ground colonies.  Our conventional methods of termite control require termites to re-enter the soil on a consistent basis to receive their moisture requirements.  If they identify a moisture source in the roof, control will require a fumigation treatment.  These "tentings" are very expensive. You may wish to consult your local home inspector or pest control service for a inspection in order to avoid potential problems in the future.
